美好的预期，或将透支未来

如果说，上海的楼市是一个情绪的世界，那么预期就像是一座海市蜃楼。
不同的是，海市蜃楼只是幻化的世界，而预期则是有可能变为现实，有可能是一朵朵会被破灭的泡沫，一个个会被破灭的美梦……
生活在现实与梦幻之间，生活在清醒与醉狂之间，这是矛盾的，也是有趣的。
有人说，上海在亢奋，上海在憧憬。憧憬中的上海美妙至极：两个中心的地位已经确定，中心的效应就是人才的集聚，财富在集聚，城市的国际地位在提升;大浦东的行政规划，将南汇划入特区的版图，行政区经济的刺激使得开始疑无路的浦东，又亢奋起来；效法大浦东的做法，大虹桥板块，徐汇滨江板块，崇明板块又成了新的兴奋点；渐行渐近的世博会和迪士尼项目落户上海无疑给兴奋的上海又加了一把火。
尽管上海本地人被“外来入侵者”挤占得无处可呆，从内环挤到中环，从中环挤到外环，从外环挤到郊外。但他们还是压抑不住一种自豪：上海是中国的上海，世界的上海。著名房地产专家范伟国（本地人）说，我们做好向嘉兴迁移的准备。
上海的楼市是幸运的，那是因为上海给了它很多美好的预期;上海的楼市也是不幸的，那是因为上海的预期，正在透支着未来。
